The project encompassed the refurbishment and upgrade of the ground floor to provide a new double height entry, foyer and lobby. The refurbishment also included a new café tenancy, new office tenancy, as well as upgrades to the terrace and forecourt area.
LCI provided mechanical, electrical, hydraulics and fire protection services for the 251 St Georges Terrace Lobby refurbishment and has previously completed several floors of workspace in the building.
The building façade was extended very closely to the property boundary line and our hydraulics team faced challenges as services are not permitted to run outside of the boundary line and installing new services under the floor slab is generally avoided due to the major costs involved. To ensure that the rainwater from the new façade does not cross over to the adjacent property, our hydraulics team provided a precise hydraulic service design from their good understanding of rainfall patterns and calculations, which also ensured that the construction would remain within budget.
Thermal Simulations were also carried out to test the internal temperatures for various façade options. For this project, the thermal simulation assisted the decision-making process for the Architects to ensure that the façade solution was optimised to reduce internal temperatures and overall energy consumption.
