Fire Safety Innovation at Silk Contract Logistics

LCI is proud to share with you our latest on this project for Silk Contract Logistics (SCL) at their new Kenwick 2 (K2) facility, located at Lot 23 RHLP, Kenwick, Western Australia. This site marks our second collaboration with SCL at RHLP. This landmark initiative, covering an expansive 43,000sqm, marks a significant leap forward in fire safety and fire services within the logistics and warehousing industry.
Faced with a unique challenge, the K2 facility exceeded the standard height limitations for Early Suppression, Fast Response (ESFR) sprinklers by 3 meters. Given the facility’s impressive stature at 16.8 meters, traditional fire safety solutions were off the table, prompting us to think outside the box. The stringent requirements of the Building Code of Australia’s Deemed-to-Satisfy (BCA DTS) Standards required an innovative approach, and that’s exactly what LCI delivered.
Our team at LCI played a pivotal role in navigating these challenges, employing innovative fire safety and fire services design techniques. The result? A ground-breaking solution that enhances fire safety without the need for conventional in-rack sprinklers. This achievement not only meets but surpasses existing regulatory standards, establishing a new benchmark in fire safety innovation.
The K2 facility project has gained recognition, winning Best Industrial Development at the Western Australia Property Awards and the Sustainable Warehouse Competition Award at the MHD Mercury Awards. The facility also earned a 6-Star Green Star rating, which confirms its adherence to sustainable design principles.
The benefits of this project extend to all stakeholders. For the tenant, it means increased storage capacity without the need for additional land, thanks to the innovative design that accommodated a taller building structure. For the developer, this translates into an improved rental yield per square meter, owing to the efficient use of space and advanced safety features.
