Sydney Water Headquarters Fitout

Sydney Water’s new head office in Parramatta is a 5 Star Green Star example to their customers of how to reduce water and energy consumption. Sydney Water is the sole commercial tenant of the 23-storey office building and is now proposing to elevate all its tenanted space in the building while conducting a similar uplift of the common spaces, amenities, end of the trip, etc simultaneously.

The building consists of a ground floor plane (not part of Sydney Water’s lease) with a double height atrium, 2 ‘podium’ levels, typical floors comprising levels 4 to 15 and level 16 being a rooftop terrace. The total NLA of the tenancy from level 2 to level 16 (incl) is 20,351 sqm.

Setting a good precedent for Sydneysiders in managing water, the building has a blackwater treatment plant, reusing all dirty water, and reticulating it throughout the building for use in toilet flushing, cooling towers and landscaping irrigation.

Air is another element that received special focus. All air in the building’s office levels is 100 per cent fresh, there is no recycling of it through the chilled beam air conditioning system. This means workers are more likely to be alert throughout the day. All air is treated as it enters the building so there is no condensation.
